Can you hold a property before I apply?
No. Properties are rented on a first-come, first-served basis to applicants who have submitted a completed application, paid the required fees, and met all qualifications. We encourage applying promptly to secure a home you’re interested in. -
Do I need to pay first and last month’s rent along with my security deposit?
Move-in costs vary by property. In most cases, tenants are required to pay the first month’s rent and a security deposit prior to moving in. Some properties may also require last month’s rent. -
How old must I be to apply?
Applicants must be at least 18 years old—or of legal age in the state of Colorado—to enter into a lease agreement. -
Is the security deposit refundable?
Yes. Security deposits are refundable, provided there is no damage beyond normal wear and tear, all lease terms are met, and the account is free of unpaid balances. Deductions may be made for unpaid rent, damages, or required cleaning. -
When is a cosigner required?
A cosigner may be required if an applicant does not meet the minimum income, credit, or rental history standards. Cosigners must meet our financial qualifications and sign a guarantor agreement. -
How do I apply for a property?
Applications may be submitted online or in person. A completed application, application fee, and supporting documentation (such as proof of income and valid identification) are required for consideration. -
How can I pay rent?
Rent payments can be made through our secure online resident portal, by automatic bank transfer, or via check/money order, depending on your lease agreement. -
What if I want to get a pet?
You must review your lease agreement and contact management before bringing a pet into the home. Some properties allow pets with an additional deposit or monthly pet rent, while others have restrictions. -
What happens if my roommate wants to stay but I want to move out?
All tenants listed on the lease are jointly responsible for the full lease term. If one tenant wishes to stay, they must either qualify for the lease on their own or secure an approved replacement tenant. -
What is the process for moving out at the end of my lease?
Our leases require written notice before moving out. Refer to your lease for the specific notice period and submit your intent to vacate in writing before the deadline. -
Who is responsible for paying for repairs and maintenance?
Springs Homes for Rent coordinates all routine maintenance and repairs. However, tenants are responsible for damages caused by negligence or misuse. All maintenance requests should be submitted promptly through the online resident portal or designated request process.
