Springs Homes for Rent is a full-service Colorado Springs Property Management company specializing in Colorado Springs Homes for Rent. Our website is very easy to use to search rentals, view rental rates, request a free rental analysis and learn about our services to make your property management experience hassle-free. In addition, both tenants and owners can log into their portal from our website to view payments, bills and online conversations with our staff.

Do you also know us as a Colorado Springs Real Estate Company? We began our property management company due to requests from our "For Sale" customers. We market and manage our client's rental properties with the same level of service and provide the same attention to detail as we do for our “For Sale” offerings.

One of the benefits of our experience as both a Real Estate company and a Property Management company is that when you are in a position to sell your home, our relationship and knowledge of your home and area already exists and it is easy to move your home from Property Management over to listing on the MLS. In addition, we have had several situations where the tenants became so enamored of the home, that they ended up buying the home instead of continuing the rental relationship.

We lease and manage residential properties for individual owners, investors and financial institutions.  We specialize in single-family homes, condos, townhomes, and lofts. Here are some of the common questions we are asked when someone is looking for a Property Management Company.

How Will You Manage My Property?

Once we agree to manage your rental, we will do a preliminary inspection and documentation of your property. This will serve as the baseline condition for all future tenants. We can schedule any necessary repairs needed, clean the carpets and re-key the property. Once tenants are occupying the property, we do both a spring and fall inspection which will include furnace maintenance, sprinkler winterization and de-winterization and periodic inspections during the summer for lawn and yard care and as well as any other time as needed

You will maintain a balance in your account to cover maintenance repairs. We take care of scheduling and paying for the repairs and everything is electronically documented for you to review invoices online.

All maintenance issues are handled by our company and we take on the burden of responding to the phone calls and emails of all interested parties. Our agents will personally take charge of any showings and will answer any questions from potential tenants. We also make sure to screen each applicant to ensure that there will not be any financial downfalls further down the line. Our job is to handle all of the paperwork so that everything is hassle-free for you.

After a tenant moves out of your property, we handle the repairs and cleaning to get the property back into move-in condition.

We do whatever we can to make sure that your property is well maintained and that your tenants are treating your property with care and respect. We take care of any necessary repairs as well as any legal issues that could potentially arise.

What are the Benefits of using a Property Management Company?

The main benefit of using a property management company is that we handle everything to keep your property in good shape and to keep your ownership of a rental property hassle free. We have a solid list of vendors that keep all of our properties in top shape during routine maintenance as well as potential damage caused by storms.

How Much Does Springs Homes for Rent Property Management Cost?

Springs Homes for Rent tries to keep our fees as low and reasonable as possible. Our management fees are 10% of rent per month plus an annual administrative fee of $50. Every time your property is re-leased, there is a leasing fee which helps cover the cost of move-in/move-out inspections, marketing, and screening tenants. Some of our properties have had the same tenants for over 7 years, in which case the re-leasing fee has never been applied. Your account will be funded with a $, which will serve as a portfolio minimum. Costs for normal repairs and services will simply be deducted from your rent proceeds, and you will be able to view all invoices and charges online through our property management software.

Another benefit to using a Property Management Company is that it is often tax deductible. This means that you could earn a decent amount of cash back at the end of the tax season. After all, if your rental property forms a part of your income, our services are considered a business expense. Every year we provide you with the appropriate tax forms for submission.

What if My Property is Empty?

If your property is empty, we do not charge a property management fee. Once your property is occupied again, the management fees will continue at 10% of the rent per month.

Do You Handle Apartment Rentals?

No, we typically do not handle apartment buildings or apartments in Colorado Springs. We handle townhomes, condos, single-family homes and lofts in the Colorado Springs area.

How Do Owners Get Paid?

We collect our rents and pay our owners electronically. We find this is the most efficient way to manage the property management accounts. Through the owner portal, you will have full visibility into the financial transactions, electronic conversations, and monthly statements. When we pay the owner draws, it transacts directly into your chosen bank account with no additional transaction or account charges from our side.

When Should You Consider Our Services?

We have many years of experience in the Colorado Springs property management field. We aim to ensure that your property is kept in great condition at all times. Chances are that you have a home of your own that needs attention, so there is no reason for you to do worry about the maintenance for both homes.
